WINTER MAINTENANCE

Did You Know?

Flame color can be an indicator of system problems.  Verify your flame color after inspection and make a note.  If the color changes it’s a definite sign that something has changed in your system.  It could mean a gas rich condition, lean burn, excess air, or a sooty flame. All of these conditions will lead to loss of efficiency and money and can lead to burner failure.

Jacco & Associates has a full time    service department available to support your needs.  We can tailor our service  portfolio to meet what your building  requires.  Whether you want us to     service every HVAC system in your     building, only portions of it, or just do some on the spot service and         maintenance, we can support you.

The most important component of your HVAC system during the winter is your heat source.  Sometimes we take our HVAC systems for granted and let them run without routine maintenance.  This can lead to inefficiencies, downtime and even failure.  Make sure you inspect and verify all the components of your gas heat exchanger for proper operation.  Below are some of the potential problems that lead to loss of efficiency or potential failure:

Airflow—Heat exchangers are sized for a certain temperature rise and have         limitations on them.  If your airflow is restricted than the temperature rise may        increase to the point of failure.  An increased temperature rise across a heat          exchanger can also affect your space conditions in that a 4 stage burner that was   designed for a 40°F temperature rise or 10°F/stage could turn into a 60°F              temperature rise or 15°F/stage which will make it more difficult to maintain space   temperature.

Combustion Airflow—Fresh air is required for combustion.  Any obstruction that  alters that airflow can cause stress on your combustion motors, leading to premature failure of the motor.  Also, this will lead to the heat exchanger running fuel rich which is a waste of money and can create carbon buildup internal to the unit.  On top of that, it is a fire hazard.

Exhaust Systems—Exhaust is critical to proper input to the process.  They can also be a location for fire hazards due to carbon buildup.

Excess Air—Things have a tendency to change over time, especially mechanical equipment.  This includes your burners.  Most are sized for some excess air, but if they drift over that amount your burners can burn lean, leading to loss of efficiency.

Sound—Similar to flame color, when the burner is properly tuned it will have a specific sound.  Any change in sound is a result of a change in operation.  This could be a the result of several things.  Bottom line you should have it inspected before failure.
